Regular inspections and minor fixes are the core value.
Technicians will check critical systems and components proactively. For example, they will test smoke and CO detectors and replace batteries annually (preventing a lapse in safety) .
They’ll inspect for water leaks, test GFCI outlets, examine appliance hoses, etc., addressing small issues before they become major (tightening a loose railing, fixing a leaky faucet washer, etc.).
This preventative approach aligns with best practices where routine upkeep avoids expensive repairs and hazards .
Basic plans cover these each quarter, Standard and Premium do it more frequently.
To add value, the subscription will cover small consumable items. For instance, HVAC furnace filters (Standard gets up to 4 per year free, Basic 2/year, Premium unlimited within reason) – this ensures homes always have clean filters without needing to remember to buy them .
Water softener salt (if applicable) could be included like some plans do (e.g. up to 12 bags/year) – though not all homes have softeners, it’s a nice perk for those who do.
Light bulbs: we can replace standard bulbs during visits and charge only for specialty bulbs if needed. Batteries for detectors and remote controls, lubrication for door hinges, basic screws/nails, etc. are all included.
These freebies have low cost but high value, as seen in other plans that include such items in the fee . We’ll account for maybe $5-$10/month worth of consumables in pricing.
Because Just Screw It® Inc uses only its own trained employees, our costs may be slightly higher than a franchise that subcontracts work to the cheapest bidder.
However, this is a quality and trust premium we intentionally maintain. Clients get continuity – likely the same handyman each time who knows their property (similar to how some membership services dedicate a handyman to you ).
All our staff are background-checked, insured, and monitored for quality (body cams and management oversight). This means fewer mistakes and callbacks.
We will justify our pricing by highlighting that with Just Screw It® Inc, you pay a bit more but you truly get what you pay for: reliable, vetted professionals.
The Standard and Premium tiers are meant to cover not just inspections but also doing things on the spot.
If a subscriber has a list of small fixes, our handyman will tackle as many as time allows each visit. For example, fixing a running toilet, patching a small drywall hole, adjusting a door that sticks, replacing a few shingles, etc., are included if they can be done within the visit window.
There will be reasonable limits (e.g. no major new installation or projects without separate scheduling) but generally, any task under, say, 30 minutes of work can be done during the routine visit at no extra cost.
Premium clients, with longer visits, might get larger tasks done (install a ceiling fan, paint a room accent wall, etc.) as part of their hours. We will clarify in the contract the types of tasks included vs. those that require a separate work order, but we aim to be generous so that clients truly feel the subscription covers most small jobs.
For landlords or property managers, handling multiple addresses, we allow them to use the plan across properties.
For instance, a Premium subscriber who manages 4 rental homes might use the two monthly visits to rotate through the properties (property A on first visit, property B on second, next month property C, etc., plus handling any urgent issues).
Alternatively, if each property needs monthly service, we might price a custom Premium+ plan. We will remain flexible – the table’s pricing is for guidance on single-property equivalents, but we will offer bundle discounts like “10% off for each additional property added to a plan” or a flat rate for a block of hours that can be shared.
For example, a property management firm with 10 homes might negotiate a plan at $1,500/month that guarantees 16 hours of handyman work monthly to be used across their portfolio.
A subscription might cost a landlord $3,000 a year, which is significant, but we will frame it as an investment that pays off.
By catching problems early, the service can easily save that much in emergency repairs. (For instance, a small roof leak caught in an inspection might save a $5,000 mold remediation later; a dryer vent cleaning included might prevent a fire.)
We can cite that regular maintenance preserves property value and prevents costly failures . For property managers, there’s also a time savings value – they don’t have to individually schedule different vendors for plumbing, electrical, etc.
